Does SEED have an office in Karachi?
Yes. SEED has a Karachi office at Askari 6, Malir Cantt. It sits alongside our offices in Islamabad and Lahore.
PEB engineering is done by SEED Works in Islamabad. The team models the frame, checks it against the agreed loads and issues shop drawings. Steel is fabricated off site to approved drawings, packed in erection order and sent south by road. A SEED crew then stands, braces and lines up the frame on your plot.
Freight to Karachi is confirmed in the quotation, as are crane hire and any access limits at the plot.
How much is a PEB frame per sq ft in Karachi?
Karachi buyers pay the same national bands as everyone else for the steel itself. What can move a Karachi number is the coating system the site needs, plus freight and lifting.
| Building | Common use | PKR per sq ft |
|---|---|---|
| Light shed or canopy | Vehicle cover, open storage | 650–1,100 |
| Standard warehouse: 20–30 m span, 6–8 m eave | Trade or distribution store | 1,100–1,650 |
| Wide-span warehouse: 30–50 m span | Large store, packing hall | 1,400–2,100 |
| Hall with a 5–20 t overhead crane (crane excluded) | Fabrication or repair workshop | 1,900–3,300 |
| Hangar, or any span above 50 m | Very wide clear floor | 2,200–3,850 |
| Mezzanine, per sq ft of mezzanine floor | Office or storage deck inside a shed | 2,200–3,300 |
Indicative, Nov 2026, steel frame only, excl. taxes, final quote after design.
Sheeting, insulation, foundations, doors, services and taxes are quoted as their own lines. See PEB cost per sq ft in Pakistan for what each band covers. Our PEB steel price tracker is updated monthly, and sooner if steel or the rupee moves sharply.
How does sea air change the specification for a Karachi steel building?
Salt and damp air attack bare and thinly coated steel faster than inland air does. Plots near the shore, a creek or the harbour see the most of it. The answer is a protection system chosen for the plot, not a standard inland paint.
Paint systems for structural steel are commonly specified to ISO 12944, which grades how aggressive a site's air is and matches coating systems to that grade. We state the chosen system in the specification, so every bidder prices the same thing.
| Item | What to decide |
|---|---|
| Surface preparation | The blast-cleaning grade before any primer goes on |
| Paint system | Primer, intermediate and finish coats, with dry film thickness stated for each |
| Galvanising | Whether purlins, girts and other light members are hot-dip galvanised |
| Bolts and fixings | A finish that matches the frame, so fasteners do not rust first |
| Roof and wall sheet | A sheet coating the supplier rates for marine exposure |
| Detailing | No pockets that hold water; sealed laps; gutters that drain |
| Upkeep | A routine for inspection and touch-up after handover |
A heavier coating system costs more than a basic one. That cost is shown openly in the quotation rather than hidden in the frame rate.
Which Karachi buildings are a good fit for a PEB?
Single-storey halls that need a wide, column-free floor gain most from a PEB. Warehouses, factory sheds and crane workshops are the usual cases.
- Storage and distribution: see industrial warehouse construction in Pakistan.
- Production halls and crane bays: see factory sheds and industrial buildings.
- Chilled or frozen stores: we design the frame for the insulated envelope and plant loads; refrigeration is a separate package. See cold storage buildings in Pakistan.
- Multi-storey frames and mezzanine floors: see steel structures in Pakistan.

Which wind and seismic loads apply to a Karachi plot?
Loads are set plot by plot under the Building Code of Pakistan 2021, which refers to ASCE 7-16. Members and connections are designed to AISC 360-16.
Open, flat ground near the coast can face more wind than a sheltered plot in town. The responsible structural engineer fixes the wind and seismic values for your site and records them in the design basis.
Ask for a soil report early. It should cover the groundwater and soil conditions the foundations and anchor bolts must deal with. When you compare offers, check that each bidder has used the same loads and code.
Who approves a PEB building plan in Karachi?
For most of Karachi, the Sindh Building Control Authority (SBCA) approves building plans. SBCA applies the Karachi Building & Town Planning Regulations 2002.
- A plot in a cantonment, such as Malir Cantt, follows the cantonment board's process. Check with the board.
- A plot in an industrial estate or on port land may have its own rules. Check with the estate or board.
Our structural drawings and design basis can form part of the submission. Who files the plan is agreed in the contract. For a wider view, read industrial shed approvals in Pakistan.
General guidance, not legal advice; rules change, check with the authority.
Which SEED steel projects can a Karachi buyer look at?
We do not publish a Karachi PEB project. Our recorded steel work sits in Punjab, from Cholistan to Rawalpindi. Each job below was delivered away from our Islamabad design base.
Steel sheds at Kundai, Cholistan
Eight prefabricated steel structures in the Cholistan (East) Block, Bahawalpur District. SEED fabricated and erected portal frames clad in sandwich panels.
Electronics repair workshop, Rawalpindi
A PEB workshop of about 49,000 sq ft with a clear span of about 100 ft and overhead crane bridges up to 20 t, built 2020–2021. Client not named.
Agricultural research facility, Chaapu
An RCC building near Bahawalpur, listed for our civil works: superstructure, industrial floor, envelope and external works. It is not a PEB.
We also record a 21,600 sq ft steel warehouse with a 5 t overhead crane. Read the PEB crane warehouse case study.
What goes into a Karachi PEB brief?
A one-page brief is enough for a first price. Mark anything unknown as "to follow".
- Plot location, and its distance from the sea or a creek
- Use, length, width and clear height
- Cranes, mezzanines or racking
- Roof and wall sheeting preference
- Soil report and approval status
- Scope: steel frame only, or the civil works too
Comparing bidders? Our guide on how to choose a PEB contractor lists what to check. When you are ready, send your Karachi PEB brief.

Questions from Karachi buyers
What does a PEB steel building cost per sq ft in Karachi?
A standard warehouse frame with a 20–30 m clear span is about PKR 1,100–1,650 per sq ft. Light sheds and canopies start at about PKR 650, wide spans of 30–50 m run PKR 1,400–2,100, and halls built for a 5–20 t crane run PKR 1,900–3,300. Indicative, Nov 2026, steel frame only, excl. taxes, final quote after design.
Does SEED have an office in Karachi?
Yes. SEED has an office in Karachi at Askari 6, Malir Cantt. SEED Works runs PEB design from Islamabad. The steel is fabricated off site to approved drawings and a SEED team erects it on your Karachi plot.
How is a steel building protected from salt air in Karachi?
Through the coating specification, the details and maintenance. Near the sea, chlorides and humidity speed up rusting, so the paint system, galvanising, fasteners and sheet coating are chosen for the site's exposure and written into the specification. Details that trap water are avoided, and the owner should plan regular inspection and touch-up.
Who approves a steel building plan in Karachi?
For most of Karachi, the Sindh Building Control Authority (SBCA) approves building plans and applies the Karachi Building & Town Planning Regulations 2002. A plot in a cantonment or an industrial estate can follow its own route, so check with the cantonment board, the estate or the board. This is general guidance, not legal advice; rules change, so check with the authority.
Which design standards does SEED use for steel buildings?
SEED's steel-building design uses AISC 360-16 (LRFD) for steel design, with loads from the Building Code of Pakistan 2021, which refers to ASCE 7-16. The code basis and site wind and seismic parameters are confirmed for each project, and the responsible structural engineer signs the design.
Is freight to Karachi included in the PKR per sq ft band?
Freight to a Karachi site is confirmed in the quotation.
Has SEED built a PEB in Karachi?
We do not publish a Karachi PEB project. Our recorded PEB work includes eight prefabricated steel structures at Kundai, Cholistan, and the Electronics repair workshop, Rawalpindi, a crane-served shed of about 49,000 sq ft. Both case studies are on this site.
What should I send for a Karachi PEB quote?
Send the plot location and how close it is to the sea or a creek, the building use, length, width and clear height, any crane or mezzanine, your cladding choice, and any drawings or soil report. Say whether you need the steel frame only or the civil works as well.
