Warehouse and steel shed construction in Pakistan
SEED Works designs and builds steel warehouses, factory sheds and storage sheds across Pakistan from Islamabad: foundations, PEB steel frame, roof and wall cladding, floor slab and services, under one contract. A standard steel warehouse frame typically costs PKR 1,100–1,650 per sq ft, excluding taxes; final price after design.

Warehouses and sheds we build
Five kinds of single-storey steel building make up most warehouse and shed work. The span notes below are typical starting points; the design for your plot sets the final figure.
Storage warehouse
Racking or bulk stock, loading bays and truck access. Typical span: 20–30 m clear.
Factory or production shed
Machine lines, service routes and room to rearrange. Typical span: 20–50 m, by layout.
Workshop with overhead crane
Runway beams built into the columns for lifting along the bay. Typical span: 20–30 m.
Agricultural and farm storage shed
Grain, feed, machinery or produce, often on open rural sites. Typical span: up to 20 m, wider where needed.
Light shed or canopy
Covered parking, yards and loading areas with open or part-clad sides. Typical span: up to 20 m.
A single clear span keeps the floor free for racking and forklifts but needs deeper frames. If a line of columns down the middle does not get in the way, it usually saves steel. Height matters as much as width: top-of-rack level, sprinkler space and the crane hook all set the eave.
Need more than one floor? Look at mezzanines and steel frames or composite construction for multi-storey storage.
Steel sheds in Islamabad and Rawalpindi
Our office is in Bahria Town, Islamabad, and our recorded work includes the Electronics repair workshop, Rawalpindi. Sites in the twin cities can be visited quickly once a plot location is shared.

Warehouse and steel shed price per sq ft in Pakistan
For November 2026, a light shed frame starts around PKR 650 per sq ft and a crane building runs up to about PKR 3,300. Pick the row closest to your building.
| Building | PKR per sq ft |
|---|---|
| Open or part-clad light shed, canopy | 650–1,100 |
| Enclosed warehouse (clear span 20 to 30 m) | 1,100–1,650 |
| Wider warehouse (clear span 30 to 50 m) | 1,400–2,100 |
| Crane-served shed (5 to 20 t crane) | 1,900–3,300 |
Indicative, November 2026. Steel frame only, supplied, fabricated and erected, excluding taxes. Final quote after design.
Area basis: covered footprint, for single-storey buildings.
Hangars, mezzanines and every exclusion are set out in the full PEB price per sq ft table.
What a complete warehouse includes (and what the frame price doesn't)
The frame rate buys the steel skeleton; a usable warehouse needs nine more items. Tick each one off when you compare quotes.
- ☐ Roof sheets, wall sheets and insulation, with edge trims
- ☐ Footings, column plinths and the holding-down bolts cast into them
- ☐ Floor slab, sized for racking legs and forklift wheels
- ☐ Doors, roller shutters, windows and skylights
- ☐ Rainwater gutters and the pipes that carry water down
- ☐ The crane unit with its power feed (runway girders already sit in the crane row above)
- ☐ Electrical, lighting, fire protection and other MEP
- ☐ Transport of steel to remote sites
- ☐ GST/PST, withholding and other taxes
Boundary and partition walls can use CLC blocks from our materials business.
Plan the warehouse around the operation
Decide how goods arrive, sit and leave before choosing the building. The envelope should follow the operation, not the other way round.
- Receiving, storage and dispatch: trace a pallet from the gate to the rack and out again. Note truck sizes, dock heights, rack supplier data and where people walk.
- The site: plot shape, road access, drainage, finished levels, soil information and any services already crossing the land.
- Structure, envelope and floor together: clear height, column grid, door sizes, slab loads and the indoor conditions you need are one decision, not three.
- Interfaces with owners: list who answers for equipment loads, anchor setting, wall openings, service penetrations and utility connections.
- Growth: if a second phase is likely, say so now. An end wall can be built to come off later, and foundations can be laid for the next bays.
- Ready for use: agree what handover means: tested power, working doors, a finished yard, manuals, and any stage still open.

How we deliver a warehouse
Five steps take a warehouse from your plot sketch to the keys.
- Brief: you share plot size, span, height and use; we visit if the site is near.
- Design and price: the frame, slab and cladding are sized and a dated quote follows.
- Fabrication: steel is made to the approved drawings while ground work starts.
- Foundations and erection: footings and anchors go in, then the frame goes up.
- Cladding, floor, handover: sheets, doors, slab and services are finished and the building is handed over with its records.
Fabrication and ground work can run side by side, which is one reason steel sheds go up faster than most site-cast buildings. The slab is usually poured after the roof is on, so it cures under cover. Timing depends on size, foundations and approvals; the quote sets out the programme. SEED is licensed by the Pakistan Engineering Council. PEC Licence No. 861, Category CA, valid to 30 June 2029.
Send your plot size, span and use
Three facts get a first answer: how big, how wide, and what it is for. Add a location pin, any crane need and the date you want to move in. Send your plot size, span and use.

Common questions
How much does it cost to build a warehouse in Pakistan per sq ft?
In November 2026 terms, an enclosed warehouse frame spanning 20 to 30 m runs PKR 1,100–1,650 for each sq ft of footprint, before taxes. On top of that come roof and wall sheets with insulation, footings and holding-down bolts, the floor slab, doors and shutters, gutters and downpipes, the crane unit, MEP and fire protection, transport of steel to remote sites, and taxes. The final price follows the design.
What is the price of a steel shed per sq ft in Pakistan?
A light steel shed or canopy frame is about PKR 650–1,100 per sq ft as an indicative November 2026 figure, excluding taxes. Wider or crane-served sheds cost more.
How long does it take to build a steel warehouse?
It depends on the building's size, the foundations and the approvals needed. The quote sets out a programme once the design is fixed.
What span can a steel warehouse have without internal columns?
Many warehouses use 20–30 m clear spans, and wide-span buildings reach 30–50 m. Beyond that, a long-span frame or a row of interior columns is used.
Is a PEB or an RCC building better for a warehouse?
For a single-storey warehouse with a wide clear span, a PEB is usually lighter and faster. RCC suits shorter spans and heavy multi-storey floors. Our PEB vs RCC page compares the two.
Can a warehouse shed take an overhead crane later?
Only if the crane was allowed for in the original design. Otherwise the columns, foundations and runway need checking and often strengthening, so mention any future crane at the brief stage.
Do you build steel sheds in Islamabad and Rawalpindi?
We do. Our office is in Bahria Town, Islamabad, and our recorded work includes the Electronics repair workshop, Rawalpindi.
What do I need to send for a warehouse quote?
Send the plot location and size, the span and height you need, what the building will store or make, any crane, and your target date. Drawings or a soil report help but are not required to start.
