PEB price per sq ft in Pakistan

SEED WorksUpdated

As an indicative guide for November 2026, the steel frame of a standard PEB warehouse in Pakistan costs about PKR 1,100–1,650 per sq ft. Light sheds start from about PKR 650 per sq ft. Crane buildings and long spans run to PKR 1,900–3,850 per sq ft.

These are steel-frame prices only. Sheeting, foundations, doors, services and taxes are extra. The final quote follows the design of your building. Updated .

Prices rise with span, eave height and crane loads. Use the band that matches your building, then confirm with a dated quote. To see how the bands change between editions, follow our PEB steel price tracker.

Wide-span warehouse, 30–50 m span1,400–2,100
Industrial building with overhead crane, 5–20 t (crane itself excluded)1,900–3,300
Hangar or long span, over 50 m2,200–3,850

Indicative, November 2026. Steel frame only, supplied, fabricated and erected, excluding taxes. Final quote after design.
Area basis: covered footprint for single-storey buildings; floor area for mezzanines, multi-storey frames and parking.

Four of these six bands are industry benchmarks, not SEED project records. They are a starting point for budgeting.

Multi-storey frames, mezzanine-heavy buildings and parking structures are priced on the steel structure price page.

What the PEB price per sq ft includes

The figures cover the steel frame, supplied, fabricated and erected: portal frames, bracing, purlins and girts, and connections. Everything else is a separate line.

Included in the PKR per sq ft rangePriced separately
Primary portal frames
Bracing
Purlins and girts
Connections
Supply, fabrication and erection of the steel
Roof and wall sheeting, insulation, trims and flashings
Foundations, pedestals, floor slab and civil works
Anchor bolts
Doors, roller shutters, windows, louvres, skylights
Gutters and downpipes
The crane itself and its electrics (crane runway steel is in the crane band)
MEP, fire protection, intumescent paint
Transport to remote sites
GST/PST, withholding and other taxes

Why two similar PEB buildings cost differently

Span, eave height, wind and seismic zone, cranes and mezzanines change how much steel a building needs. Two buildings with the same floor area can sit in different bands.

DriverEffect on the steel price
Clear spanWider single spans need heavier frames. Interior columns can reduce steel when the operation allows them.
Eave heightTaller columns, wall bracing and girts add steel.
Wind and seismic zoneHigher site loads increase frame and bracing sizes, and anchor and foundation demand.
Overhead cranesCrane girders, brackets and heavier columns move the building into the crane band.
MezzaninesPriced separately per sq ft of mezzanine, then added.
Who designs the frameA lighter frame is only cheaper if it still meets the code basis. Ask which code and loads each offer uses.
Site locationSteel weight does not change, but transport and erection logistics to remote sites are extra.

Split the full building cost into packages

A usable warehouse or factory costs more than its steel frame. Ask bidders to price each package, or mark it excluded.

PackageWhat to clarify
Primary and secondary steelDesign responsibility, frame arrangement, steel specification, connection detailing and protection.
Roof and wall enclosureSheet and insulation specification, openings, gutters, downpipes, flashings and seals.
Civil worksGround investigation, earthworks, foundations, anchor installation, floors and drainage.
Transport and erectionDelivery location, access, offloading, lifting, temporary stability and work-area availability.
Services and external worksElectrical distribution, ventilation, fire strategy, utility connections, roads and yards.
Commercial basisTaxes, payment milestones, quotation validity, exclusions and changes.

An empty cell in a comparison is not a zero cost. Keep unresolved items visible.

How to compare PEB quotes per sq ft

Compare quotes only on the same measured area, specification and scope. A rate that excludes insulation or erection is not cheaper; it is smaller.

  • Ask whether the rate uses the covered footprint or the total floor area.
  • Use one revision of the enquiry documents for every bidder.
  • Record each bidder's assumptions beside the price.
  • Separate provisional allowances from fixed items.
  • Ask for a dated quotation and its validity period.

Our proposal comparison guide covers the wider construction package.

What to send for a PEB price

Location, size, height and use are enough for a first price. Mark anything unknown as "to be confirmed".

  • Location, site access and project stage
  • Length, width, clear height and intended use
  • Cranes, mezzanines and future extension, if known
  • Roof, wall and insulation preferences
  • Survey, ground information and drawings available
  • Scope: steel supply and erection, civil works, or the full building
  • Target programme

Common questions

What is the PEB price per sq ft in Pakistan in 2026?

As an indicative guide for November 2026, the steel frame of a standard PEB warehouse (20–30 m span, 6–8 m eave) costs about PKR 1,100–1,650 per sq ft. A wide-span warehouse of 30–50 m costs about PKR 1,400–2,100, and a building with a 5–20 t overhead crane about PKR 1,900–3,300. These figures are for the steel frame only, supplied, fabricated and erected, excluding taxes. The final quote follows the design of your building.

What does the PEB price per sq ft include?

The ranges cover the steel frame only: portal frames, bracing, purlins and girts and connections, supplied, fabricated and erected. Roof and wall sheeting, insulation, foundations, anchor bolts, doors, the crane itself, services, transport to remote sites and taxes are priced separately.

Do the PEB prices include GST or other taxes?

No. All figures exclude GST/PST, withholding and other taxes.

Is the price per sq ft based on footprint or floor area?

For single-storey buildings the rate is per sq ft of covered footprint. Mezzanines, multi-storey frames and parking structures are priced per sq ft of floor area. Always ask which basis a quote uses.

Why do PEB quotes in Pakistan vary so much?

Span, eave height, wind and seismic loads, cranes, mezzanines and the scope included all change the price. Some offers also use a lighter frame or leave out sheeting, erection or foundations. Compare quotes only on the same building, code basis and scope.

How much does a PEB building with an overhead crane cost?

As an indicative guide for November 2026, the steel frame of an industrial building with a 5–20 t overhead crane costs about PKR 1,900–3,300 per sq ft, including the crane runway steel. The crane itself is extra.

What do I need to send for a PEB quotation?

Send the location, length, width, clear height and use, any crane or mezzanine needs, enclosure preferences, available drawings and ground information, and the scope you need. An outline is enough for a first price.
