PEB steel price tracker: November 2026 edition

SEED WorksUpdated

No band moved; November 2026 sets the baseline. PKR 1,100–1,650 per sq ft is the headline band for the steel frame of a standard PEB warehouse in Pakistan, with a 20–30 m span and 6–8 m eave. This is the first edition of our monthly tracker. Each later edition records which bands moved, and why.

Indicative, Nov 2026, steel frame only, excl. taxes, final quote after design.

What are the PEB price bands in this edition?

Six building types, one band each, with the change since the previous edition beside it. Pick the row closest to your span and loads.

A dated quotation for your own design always replaces the band. Multi-storey frames and parking decks are covered on the steel structures page, not in this tracker.

Why does the PEB price move between editions?

Design decides how much steel a building needs. The market decides what that steel costs at the time. The tracker follows the market side. The inputs below are the ones we watch.

InputHow it reaches a PEB price
Hot-rolled coil and billetPlate for built-up frames and strip for cold-formed purlins start as coil. Rolled sections start as billet. When mills reprice either one, new fabrication offers follow.
Rupee against the US dollarMuch of the steel and scrap used in Pakistan is imported or priced off international markets. A weaker rupee lifts the landed cost even when world prices stand still.
Fuel and freightDiesel sits inside sea freight, trucking from port to shop, and delivery of finished members to site. Distant sites feel it most.
Power and gas tariffsMills and fabrication shops run on electricity and gas. Tariff revisions change their conversion costs.
Taxes and dutiesSales tax, customs duty and other levies change through the federal budget and finance bills. The bands exclude taxes, so these changes land on the invoice rather than in the band.

Bands are wide and rounded. A small shift in one input may not move any band. A band changes when the inputs together point clearly one way.

How should you read a change in the tracker?

Read the tracker band by band, against its own history. It shows direction, not your final price.

  • A higher band means the same frame now costs more to supply and erect than it did last edition.
  • An unchanged band does not fix your price. Span, eave height, loads and scope still decide where you land inside it.
  • An offer you already hold keeps its own date and validity. Check both on the quotation.
  • Compare like with like. A light shed in this edition says nothing about a crane building in the last one.

What has changed in earlier editions?

Nothing yet: November 2026 is the first row. The next edition is December 2026. New editions go on top, and older rows stay so the trend stays visible.

How are the tracker bands set?

The tracker reuses the six bands published on our PEB price page, so the two pages never disagree.

Method: we track Pakistani mill coil, plate and billet prices; the SBP PKR/USD rate; OGRA fuel prices; power and gas tariffs; budget tax changes; and SEED's own fabricator quotes.

Four of the six bands are industry benchmarks, not SEED project records. The wide-span warehouse and mezzanine bands come from SEED project records. Every band is a starting point for budgeting, not a quotation.

Each figure covers the steel frame alone: primary frames, bracing, purlins, girts and connections, supplied, fabricated and erected. Single-storey rows are per sq ft of covered footprint. The mezzanine row is per sq ft of mezzanine floor. When a SEED record replaces a benchmark, the edition history will say so.

Which SEED projects stand behind this work?

Our steel-building record leads with eight PEB sheds at Kundai and a crane-served workshop in Rawalpindi. We also list one RCC facility for completeness.

FWO sheds, Kundai

Eight prefabricated steel structures for FWO in the Cholistan (East) Block, Bahawalpur District. Portal frames carry sandwich-panel walls and roofs; SEED fabricated and erected them.

Kundai case study

Electronics repair workshop, Rawalpindi

A PEB workshop of about 49,000 sq ft, built in 2020–2021. The hall spans about 100 ft and carries overhead crane bridges up to 20 t.

Workshop case study

Agricultural research facility, Chaapu

An RCC building, not a PEB. SEED delivered the civil and structural works, the industrial floor, the envelope and the external works.

Common questions

What did the PEB price bands do this month?

None of the six bands moved. November 2026 is the first edition, so it sets the baseline. The headline band for the steel frame of a standard PEB warehouse with a 20–30 m span is PKR 1,100–1,650 per sq ft, excluding taxes. How that price is built is explained in our guide to PEB price per sq ft in Pakistan.

Did PEB prices change in November 2026?

November 2026 is the first edition of the tracker, so there is no earlier edition to compare against. All six bands are recorded as the baseline. From the next edition, the table shows each band's change against the edition before.

How often is the PEB price tracker updated?

Updated monthly, and sooner if steel or the rupee moves sharply. The next edition is December 2026. Each edition keeps the same six building types, states any band that moved, and adds a row to the edition history.

How do steel and currency prices affect my PEB quote?

The frame is mostly steel, so mill prices for coil and billet feed straight into the price. Much of that steel is imported or priced against international markets, so a weaker rupee raises costs too. Fuel and freight affect delivery, especially to remote sites.

Are the tracker bands SEED project records or industry benchmarks?

Both. Four of the six bands are industry benchmarks, not SEED project records. The wide-span warehouse and mezzanine bands come from SEED project records. All six are a starting point for budgeting, not a quotation.

Do the tracker prices include GST or other taxes?

No. Every band excludes GST, PST, withholding and other taxes. Tax changes from a budget or finance bill therefore show on your invoice, not in the band.

Which design standards does SEED use for steel buildings?

SEED's steel-building design uses AISC 360-16 (LRFD) for steel design, with loads from the Building Code of Pakistan 2021, which refers to ASCE 7-16. The code basis and site wind and seismic parameters are confirmed for each project, and the responsible structural engineer signs the design.

Should I wait for steel prices to fall before ordering a PEB?

We do not forecast steel prices. If your programme allows, ask for a dated quotation now and note its validity period. You can then compare it with later editions of this tracker before you commit.
